ELI5: Why are houses so expensive

59 views Mar 12, 2026 2 min read

Houses are expensive because lots of people want them, but there aren't enough new ones being built to go around.

Imagine you have a box of your favorite candy, chocolates, and all your friends want some. But there are only a limited number of chocolates in the box.

  • Lots of people want something: Just like your friends wanting chocolates, many people want to buy a house. They need a place to live!
  • Limited Supply: Just like your limited box of chocolates, there isn't an endless supply of houses. Building new houses takes time, money, and land.
If more friends want chocolates than there are chocolates available, what happens? People are willing to pay more for them. The same thing happens with houses.
  • More demand than supply: This means more people want to buy houses than there are houses for sale.
  • Price Goes Up: Because everyone wants a house, and there aren't enough, the price of houses goes up, making them expensive.
Also, the materials to build a house, like wood and bricks, cost money, and the workers who build them need to be paid too. The land itself where the house is built also costs a lot, especially if it's in a good location. All these costs add up, making the final price of a house even higher. So, between high demand and the cost of building, houses become expensive.
